Unfortunately, we are not able to hold any property before an application. Once we have received an application and it has been approved, then the deposit will be due to place he property on hold. 

No. The holding deposit is all that is due once the application is accepted. The rent and any funds that are due would need to be paid prior to receiving the keys. Once moved in, the holding deposit becomes the security deposit. In addition, you will have a $150.00 administration fee. 

The general rule is you have to be 18 or older to sign any legal document. There are exemptions that can be met that would allow someone younger to sign a lease.  

Yes. The goal is to return the entire deposit. The only reason we would hold some or all of the deposit is if there are damages that create a cost to repair. 

Owners are responsible for all usual maintenance such as roof, plumbing, electrical, and any structural work that needs repair as long as it was not the result of resident misuse. Residents will be responsible for work that was caused by misuse, such as holes put in the sheetrock or doors, toilets clogged by toys, feminine products, etc. Please be advised that if an appointment is scheduled and the resident misses the appointment, a service fee might be charged to the resident. 

No. You will not be reimbursed if you choose to pay out of pocket for a repair. We recommend you reach out to your property manager for an update or eta on your work order. Please know you may not withhold rent as per your lease agreement. We use approved, certified, insured vendors to complete the repairs to guarantee the work is performed correctly and safely. If you are using your own vendor or pay out of pocket; the work is not guaranteed, or the vendor might not be properly insured causing a major liability risk and any further repairs that may arise from that job might become the resident’s additional financial responsibility.

From there, you can access the maintenance option. Provide us with detailed information and pictures. 

We will start communication with you about renewing your lease about 90 days before your lease expires. You can let us know that you want to renew and we will prepare the paperwork.

Yes. This will protect your belongings, personal liability and emergency expenses.  

The rent is always due on the 1st of the month. The rent is considered late on the 2nd and late fees and paperwork will be applied after the 5th.

You will register with our third-party provider for all pets, Emotional Support Animals and Service Animals.  

In depth tenant screening is the foundation of a good property management experience. Our in-house screening process utilitizes technology plus good old fashioned ‘landlords references’ to ensure we place high quality tenants in our properties. We comply with all federal and state laws governing applicant screening. 

No. Yes, we must receive a signed statement from you via email or mail indicating you understand you are leasing the property sight unseen.

Emergencies are repairs that if not done immediately threaten lives and/or cause injury and property damage. Examples would be, electrical issue that can be a fire hazard, pipe issue that can lead to flooding or roof caving. 

Yes. You have to sign a lease. 

We use an in-house, custom, attorney prepared lease agreement designed to be fair and provide maximum legal protection to all parties. We also include a pet addendum, EPA required lead based paint disclosures, mold disclosure, state required radon disclosure, and crime free lease addendum. 

At the end of your lease, we will evaluate the rental market and decide if a rental increase is necessary. 

No. We are not able to waive any late fees. Our late fee charge policy complies with Fair Housing Laws. We must treat all tenants equally. 

Please contact your property manager immediately. Failing to do so will result in mandated paperwork leading to a possible eviction.
